The full story

Every conversion problem this building could have, it does not have. It is one story, so there are no stair-egress rules to engineer around. All four bedrooms are down, and every bedroom already has direct access to a bathroom, which is the exact layout a licensed care home wants and almost never finds. Behind them sit an oversized game room and a dedicated media room, two large conditioned spaces that convert to additional resident rooms without touching the foundation. At 4,146 square feet on a 13,279-square-foot lot, the building is the plan.

Does this deal pencil?

VerdictPencils

Penciled conservatively at six residents paying only the statewide private-pay assisted living average, with no memory-care premium counted, the stabilized business implies a value well above twice the asking price. The gap is the margin that has to survive conversion costs, licensing time, and lease-up.

The bear case

The strongest case against this deal is the gate it sits behind. Avalon at Spring Green is a gated HOA community, and deed restrictions commonly limit business use of homes. Federal fair-housing law protects housing for people with disabilities, but an HOA fight is a real cost in time, legal fees, and neighbor relations even when you win. Add Type B conversion capital, sprinkler and life-safety work on a 4,146-square-foot build, and the $845,000 basis stops looking cheap. Verify the deed restrictions before the option period ends.

The 20 percent smoke test. If the achievable rate runs 20 percent below the statewide average, the implied stabilized value falls to roughly $1.6 million, still about twice the asking price before conversion costs. The deal survives a 20 percent rate miss; what it cannot survive is the HOA blocking the use entirely, which is why that is the first diligence item, not the rate.

The AI Blueprint

This is a premium private-pay build in a gated Katy community, so the business runs on two things: a family experience worth the rate, and paperwork that never slips. Here is what AI actually runs for a Type B licensed home at this address, stated honestly in three tiers.

Tier 1AI does this alone, today

  • Drafts the Texas HHSC Type B license application and the full Policies and Procedures manual, including the heavier evacuation and emergency sections a Type B home needs
  • Drafts the admission agreement, the emergency and evacuation plan, the medication records system, and the overnight-staffing plan
  • Ranks caregiver applicants the moment resumes arrive, and drafts the tour-follow-up sequence for every family inquiry
  • Writes the home's social content and the answer-engine content that makes it show up when Katy families ask AI where to place a parent

Tier 2AI runs this after one real hookup

  • Posts to the home's Facebook and Google profiles on schedule, once the accounts are connected
  • Collects monthly resident fees automatically, once the home's bank or Stripe account is connected
  • Sources caregiver candidates continuously, once a job-board account is connected

Tier 3Always you. No AI can do these.

  • Get fingerprinted for the background check
  • Personally complete the required manager training course
  • Log into the state licensing portal yourself and submit
  • Be there for the life-safety inspection
  • If you file the paper application instead of the online portal, get its affidavit notarized
  • Staff overnight coverage yourself before you can open
