The bear case
The strongest case against this deal is the gate it sits behind. Avalon at Spring Green is a gated HOA community, and deed restrictions commonly limit business use of homes. Federal fair-housing law protects housing for people with disabilities, but an HOA fight is a real cost in time, legal fees, and neighbor relations even when you win. Add Type B conversion capital, sprinkler and life-safety work on a 4,146-square-foot build, and the $845,000 basis stops looking cheap. Verify the deed restrictions before the option period ends.
The 20 percent smoke test. If the achievable rate runs 20 percent below the statewide average, the implied stabilized value falls to roughly $1.6 million, still about twice the asking price before conversion costs.
