Why is the free stuff actually free?
Because the information was never the moat. Anyone can learn the licensing rules if they want to sit down and read HHSC’s handbook. What’s genuinely hard to do alone is have someone draft the documents, run the inspection prep, file the permits, and get your marketing live, all at once, correctly. That’s the paid build. The free tools are here so you can see the depth of it before you ever pay a dollar.
How is $3,500 different from $5,000?
It’s the state paperwork, not the quality of the work. $3,500 is for homes small enough that Texas doesn’t require an HHSC license at all: Adult Foster Care or Boarding Home, no Form 3720 application needed. $5,000 is for a full Type A or Type B assisted living facility, which requires the complete HHSC license application. Everything else, permits, inspection prep, staffing, marketing, is identical at both tiers.
Will my home really be open in 90 days?
90 days is what we finish on our side: the strategy, the full document package filed, inspection readiness confirmed, every permit submitted, staffing built, and your marketing live. If your tier requires an HHSC state license (Type A/B), HHSC’s own review and survey-scheduling process typically runs 16 to 26 weeks from application to approval, on top of our 90 days, and that part is the state’s clock, not ours. Adult Foster Care and Boarding Home move much faster since there’s no state facility license or survey at all. Either way, we move first and move fast so you’re never the reason it’s slow.
What if my property needs sprinklers or other retrofits?
We tell you exactly what your building triggers and the real cost range before you spend anything. Sprinkler retrofits typically run $2 to $7 a square foot when required. The physical work itself is a licensed contractor’s job. The planning, the code research, and every document around it are ours.
Do you handle my city’s permits too, or just the state license?
Both, when a state license applies, and always for local permits regardless of tier. State licensing and local permitting are two completely different processes with different rules by jurisdiction. We map exactly what your specific address requires and file it.
What if I haven’t decided on a property yet?
