Built for you. Not taught to you.

You Don't Need to Learn How to Open a Senior Care Home. You Need Someone Who Actually Does It.

The licensing information is free, always, and it's below if you want it first. What you're paying for here is someone who does the actual work: the license strategy, the HHSC paperwork, the inspection prep, the permits, the staffing, and the marketing, built and filed for you instead of handed to you as a template to finish on your own. Flat $3,500 or $5,000, depending on what your property actually needs.

Exactly what we do, exactly what you do

You vs. Erika/AI: the honest list

Everything it takes to open a home, checked off one by one, so you know precisely what's left even if you never hire anyone.

TaskYouErika/AI
Figure out which license or permit path actually fits your property
Draft the P&P manual, admission agreements, and HHSC Form 3720
Research every city and county permit rule stacked on top of the state license
Run a mock inspection before the real one ever happens
Build your website, Google profile, and lead-response system
Post the jobs, screen applicants, coordinate background checks
Sign the final application as the license holder
Walk the property with the fire marshal or inspector, in person
Have a licensed attorney review the documents before residents move in
Show up on move-in day

Four things stay legally yours no matter who you hire: signing the application, the in-person inspection walk, an attorney's review, and being there on move-in day. Everything else on this list is what $3,500 to $5,000 replaces.

Fast, precise, and strategic, on its own terms

What Sets This Apart

Built in days, not chased for months

Your documents, permits, and mock inspection get AI-drafted and cross-checked in days. The only clock left is the one nobody controls: Texas HHSC’s own license review, and that only applies if your tier requires a state license at all.

Checked before it’s filed, not after it’s flagged

Every application gets triple-checked against your specific license type before it goes anywhere, then run through a mock survey scored the exact way HHSC scores the real one. That way the surprises show up in a draft, not in front of an inspector.

Found by families before you’re even licensed

Families are asking AI answer engines like ChatGPT, Google AI, and Perplexity before they ever open a map now. Your website and Google profile get built to be found and cited there, structured and live the day you pay, with real citation building over the following weeks.

Sequenced to open sooner, not built in silos

The build runs in parallel on purpose: marketing starts the day you pay, paperwork starts the day you send in your onboarding form, and every document still gets checked against your license type before it’s filed. Nothing here sits in a queue that doesn’t need to.

Speed, precision, and strategy, by tier

Unlicensed: $3,500Type A/B: $5,000
SpeedAbout 90 days on our side. There is no HHSC facility license or survey queue on this path, so that is close to your real total. Adult Foster Care has no facility survey at all; Boarding Home may add a city permit step where one exists (Houston does, most Texas cities don’t). We confirm your city’s exact timeline as part of your roadmapAbout 90 days on our side. Texas HHSC’s own review and survey scheduling then runs a separate 16 to 26 weeks on top, once your application is in the state’s queue, out of anyone’s control

The moment you pay

Two Clocks Start the Same Day

A filled private-pay bed runs roughly $5,250 a month. Every month a bed sits empty is a month that number stays at zero, and marketing is the slowest thing here to compound, so it's the one piece that genuinely can't wait on paperwork. That's why both clocks start the day you pay, not one after the other.

Clock 1: Marketing (starts immediately)

Your website, Google Business Profile, and AI lead-response system start building the day you pay, not after you're licensed. By the time HHSC schedules your survey, if your tier even has one, you're already answering families.

Clock 2: Paperwork (starts from your onboarding form)

Right after you pay, you fill out one onboarding form with every detail we need: property, ownership, staffing plan, finances. Erika drafts your documents and applications from it and triple-checks them against your license type, then hands them to you to sign and submit. The license itself is always filed under your name, as its owner. You never fill out the same form twice.

Two tiers. One flat price each. No upsell.

Pick the Tier That Matches Your Property

Add it up: the license and permit strategy, every document drafted and triple-checked, a full mock inspection before the real one, your staffing systems built, and your website, Google profile, and lead-response system live before you open. One flat price for all of it, and one filled bed at roughly $5,250 a month covers the whole build in under 30 days.

Not sure which one fits? The free ownership quiz and Property Income Simulator tell you before you pay anything. If your project is bigger than either tier, Erika tells you on the first call, before you pay.

This page is general guidance, not legal advice. No outcome, including license approval, permit approval, or a specific opening date, is guaranteed. Every document is drafted for review by your own licensed attorney before it's used with residents.

Common Questions

Why is the free stuff actually free?

Because the information was never the moat. Anyone can learn the licensing rules if they want to sit down and read HHSC’s handbook. What’s genuinely hard to do alone is have someone draft the documents, run the inspection prep, file the permits, and get your marketing live, all at once, correctly. That’s the paid build. The free tools are here so you can see the depth of it before you ever pay a dollar.

How is $3,500 different from $5,000?

It’s the state paperwork, not the quality of the work. $3,500 is for homes small enough that Texas doesn’t require an HHSC license at all: Adult Foster Care or Boarding Home, no Form 3720 application needed. $5,000 is for a full Type A or Type B assisted living facility, which requires the complete HHSC license application. Everything else, permits, inspection prep, staffing, marketing, is identical at both tiers.

Will my home really be open in 90 days?

90 days is what we finish on our side: the strategy, the full document package filed, inspection readiness confirmed, every permit submitted, staffing built, and your marketing live. If your tier requires an HHSC state license (Type A/B), HHSC’s own review and survey-scheduling process typically runs 16 to 26 weeks from application to approval, on top of our 90 days, and that part is the state’s clock, not ours. Adult Foster Care and Boarding Home move much faster since there’s no state facility license or survey at all. Either way, we move first and move fast so you’re never the reason it’s slow.

What if my property needs sprinklers or other retrofits?

We tell you exactly what your building triggers and the real cost range before you spend anything. Sprinkler retrofits typically run $2 to $7 a square foot when required. The physical work itself is a licensed contractor’s job. The planning, the code research, and every document around it are ours.

Do you handle my city’s permits too, or just the state license?

Both, when a state license applies, and always for local permits regardless of tier. State licensing and local permitting are two completely different processes with different rules by jurisdiction. We map exactly what your specific address requires and file it.

What if I haven’t decided on a property yet?

Start with the free Deal Synergy Engine to model the numbers on a specific address, the Feasibility Score to test a property against a license type, or the free ownership quiz if you’re not sure you qualify yet. This build is for the moment you’re ready to move on a property you already have.

Is this the same as the AI Buildout on /hire?

Same underlying build quality, same Erika. This page is the version for an owner who already has a property and wants it open, split into the two real pricing tiers by license complexity. /hire is the broader back-office pitch at the single $3,500 price.

What do I still have to do myself?

Four things, by law: sign your own license application, walk the property with the fire marshal or inspector in person, have a licensed attorney review the final documents before they touch a resident, and be there on your own move-in day. Everything else on the You vs. AI list above is what your fee replaces.
